At Grand Union Phase 2, FDS Contracting partnered with Briggs & Forrester Living to deliver a world-class smoke venting system encompassing mechanical smoke shafts and a car park smoke ventilation solution across this major residential development. A Complete Smoke Venting Solution

Mechanical Smoke Shafts for High-Rise Safety

Across Blocks E1, E2, F1, and F2, FDS designed, supplied, installed, and commissioned multiple mechanical smoke shafts, ensuring the safe and rapid extraction of smoke from lobbies and escape routes.

Block E1:

  • Two 0.6m² mechanical shafts with rooftop and shaft-mounted fans, serving 1st to 15th floors.

Block E2:

  • Two 0.6m² mechanical shafts serving up to the 16th floor, combining roof-level and shaft-mounted fan strategies.

Block F1 and F2:

  • Mechanical shafts spanning ground to 11th floors, fitted with precision louvred dampers and grilles at every level.

By integrating mechanical smoke shafts, FDS Contracting helped safeguard vertical escape routes, protecting residents and facilitating faster fire-fighting response.

Car Park Smoke Venting

High-Performing Car Park Smoke Ventilation Systems

No project of this scale is complete without addressing car park safety. FDS Contracting deployed high-performance car park smoke ventilation systems in the ground-level and basement car parks.

Ground Floor Car Park (Block F):

  • Natural ventilation meets regulatory compliance (ADB 2.5%) and is enhanced with a thrust (induction) ventilation system for CO clearance.

Basement Car Park:

  • A full smoke clearance system using intelligent thrust ventilation.
  • Supports simultaneous evacuation, clear escape paths, and effective fire-fighting operations.
  • Automated induction and extract fans manage smoke and carbon monoxide (CO) levels in real time.

Whether in everyday use or during an emergency, the car park smoke ventilation system keeps air quality safe and escape routes clear.

Fire Safety Standard Excellence

Built in compliance with BS9991, BS9999, and BS EN12101 standards, FDS systems deliver:

  • Rapid Response: Full smoke clearance performance achieved within 90 seconds of a fire signal.
  • Environmental Ventilation: Automatic CO monitoring triggers low-speed or high-speed fan operation as required, ensuring optimal air quality 24/7.
  • Firefighter Override: Manual controls allow the Fire and Rescue Service to manage the system during operations.
    By blending automation with manual flexibility, we deliver control where it matters most.
